- Ayew gives Hammers early lead
- Khazri levels directly from a corner
- Collins header restores visitors' lead
- Borini scores late equaliser
- Byram sent off in stoppage time
The Hammers got off to a flying start when Andre Ayew fired them in front after just five minutes, but David Moyes' side recovered to draw level through Wahbi Khazri on 26 minutes.
However, the Black Cats found themselves trailing again early in the second half courtesy of James Collins' header, although they snatched a share of the spoils at the death as Fabio Borini seized on a mistake from Darren Randolph to equalise.
The visitors finished the game with 10 men following the dismissal of Sam Byram in stoppage time for two bookable offences.

The hosts made a positive start as they went in search of a rare win that would keep alive their survival hopes, but instead Slaven Bilic's men drew first blood.
After Jordan Pickford parried away Manuel Lanzini's free-kick in the second minute, Ayew broke the deadlock three minutes later as he got on the end of Andy Carroll's miscued volley to slot past the keeper from six yards out.
A training-ground routine presented a chance for Darron Gibson on 24 minutes after Khazri squared a free-kick into his path, but the midfielders first-time shot on the stretch sailed high and wide.
But the Wearsiders hit back two minutes later from a corner that Khazri whipped in from the left, and the ball evaded everyone in the middle to bounce in off the far post. with Pickford having been blocked off by Victor Anichebe on the line.
Sunderland had their tails up and Billy Jones went close in the 31st minute with a shot from the edge of the box that missed to the right of the goal after the ball broke into his path.
Ayew then wasted a good opportunity five minutes later as he fired over on the turn from close range after Carroll had cut a cross from Byram back across the goal.
But the Black Cats finished the half strongly, with Anichebe seeing his effort deflected behind as the ball ricocheted in the danger area, before Khazri forced Randolph into a save at his right post with a low strike.
The second half started in the same vein as the first, with the east Londoners scoring just two minutes after the restart, Collins guiding his header into the left corner of the net from a corner.
However, the home team continued to plug away and Khazri sent his free-kick onto the roof of the net in the 70th minute, before Didier Ndong squandered a great chance to equalise moments later when he blazed over from 14 yards out after latching onto Khazri's square pass.
Their efforts were eventually rewarded in the 90th minute when Randolph dropped a long ball into the path of Borini, who took one touch before lashing a shot into the bottom-left corner of the net.
